I contacted Dennis after I had spoken with 12 other Reverse Mortgage Lenders, each one of these other 12 lenders told me the same thing, that the loan I was looking for would never happen. I was looking for a Reverse Mortgage Purchase loan for my parents. My Dad had become ill several years ago which put a financial hardship him on him and my Mom. My Dad was self employed and now suddenly was no longer able to work, this caused them to fall behind on their bills which included their mortgage payment. They were in a home which was too large and too costly for them to maintain. Luckily, they did have equity in their home, but each month that went by their equity was decreasing. This type of escrow impound account is called a LESA, the LESA is usually required if the borrowers had prior credit issues. If my parents had to purchase a home with a LESA they would not be able to purchase, this is the reason I had reached out to so many Reverse Mortgage Lenders. I knew that what I was looking for would be very difficult to find but I knew it was possible, I just needed the right Reverse Mortgage Lender that was willing to work with us.

Then I met with Dennis, I explained the situation to him and told him we did not have the money for the LESA and the only way we could purchase a home was without the LESA.
